The property manager of a busy gated residential community in Sarasota reached out to us when their primary security perimeter entrance failed completely. The heavy-duty automatic sliding gate was stuck halfway across the driveway, leaving the entire community exposed and disrupting resident traffic. A local handyman had previously tried to force the gate open manually without releasing the clutch, which unfortunately stripped the internal opener motor gears.
Our automated entry specialists performed a comprehensive diagnostic scan. We found that a recent lightning strike-a frequent issue under harsh Florida weather conditions-had completely fried the master circuit board and blinded the photo-eye safety sensors. To make matters worse, the ground track system had accumulated dense dirt and debris, which caused the heavy-duty rollers to seize up, grinding and warping the horizontal travel path.
We initiated a dual-phase overhaul to address both the mechanical tracking and electronic access control infrastructure. First, our team scraped, cleaned, and pressure-aligned the entire length of the steel ground track, welding a small fractured section back into perfect level alignment. We replaced the worn, seized components with heavy-duty, sealed ball-bearing rolling wheels designed to repel dust and moisture.
Moving to the automation electronics, we completely replaced the ruined commercial opener motor gears and installed a state-of-the-art LiftMaster control board. To safeguard the community’s investment against future coastal storms, we integrated a multi-stage low-voltage surge protector and a dedicated grounding rod system. Finally, we re-wired a new set of UL 325 compliant photo-eye safety sensors and synced the existing resident wireless entry database back to the new receiver module.
The gated community’s perimeter entrance was fully restored to peak performance, sliding flawlessly and silently across its track. The integrated auto-reverse safety sensors and vehicle loops were rigorously cycle-tested to ensure maximum pedestrian and vehicle protection, bringing the entire site back into full compliance with strict industrial safety codes.
